LOCATION
This estate is set in 80 hectares or 200 acres of its own grounds and is situated some 20 miles south-east of Siena in Southern Tuscany with a striking position overlooking Tuscan countryside that has scarcely changed over the past few centuries, only 15 minutes of the Val di Chiana / Bettole exit on the main Florence - Rome motorway.
Complete refurbishing creating 18 houses, using traditional materials and the very best fixtures and fittings. Great attention is placed on providing interior spaces that suit 21st Century living; for example the kitchen and dining areas are mostly open-plan and all of the houses have a spacious feel to them with generous proportions.

TUSCANY ESTATE
The estate consists of the main farmhouse (the Casale) which is to be divided into four apartments and four new dwellings which will sit on the footprint of existing farm buildings. These new structures will provide a further 14 two to four bedroom houses, some of which are single storey and others split level.
In many of the houses the upper floor is reserved for a Master Suite for the owners. The design of the suite can incorporate a very large Bedroom/Sitting room with computer area plus a full size bathroom with both bath and separate shower.
Many families love the idea of a second small living room that can double up as an office, a snug or a children's room so, where possible, the estate has incorporated such a room. In the smaller houses there is an area designated as an office space.
Most of the houses have large 100 ft gardens, many on two levels, which offer considerable privacy; all of the houses have terraces and pergolas with impressive views over unspoilt Tuscan countryside. Geothermic heating and cooling systems will be installed to minimise energy costs; this will save you a fortune over time.

CONSTRUCTION SPECIFICATIONS
Excellent quality materials. Examples of some standard specifications:
The ground floors will be made of either hand made tiles or travertine marble (or a mix of both)
. As an alternative for the upper floors we offer wood floors in oak or a variety of other woods laid in long wide sections. Under-floor heating will be installed throughout
. The walls be of pure lime plaster throughout with subtle, traditional colours mixed into the plaster giving a much softer effect than paint
. Fireplace surrounds will be of marble
. All internal doors will be of solid wood
. All windows and French windows will be double-glazed; we will be using the highest spec Saint Gobain glass, built to withstand Alpine conditions thereby ensuring maximum insulation
. Larger houses will all have a room that can be designated as a study, snug or office
. All houses will be provided with a terrace and pergola to provide shade for meals taken al fresco
. A central satellite dish with booster to each house will be installed.
With regard to bathrooms and kitchens:
. Master Bathrooms will be furnished with a bath and a separate walk in shower. Other bathrooms will all have a bath incorporating a fixed shower and shower door. Our proposed sanitary ware is a good quality "Ideal Standard". Sinks will have travertine surrounds as standard but can be adapted at your request. In all houses we have designed a laundry area or room with a washing machine and separate drier to keep these activities away from the kitchen and Living areas.
For more personalised fittings some owners might require extra special touches and these can be supplied at an additional charge if sufficient notice is given; these might include antique restored doors inside the houses, built in bookcases / display shelves or built in wardrobes and cupboards.
